I · Overview

SW1 gathers Belgravia, Westminster and St James’s — the cream stucco squares laid out by Thomas Cubitt from the 1820s, the streets around the Abbey and Parliament, and the clubland quarter between Green Park and Pall Mall.

Much of the ground is still controlled by great estates, and houses pass between families rather than through portals. Stock is scarce because owners rarely need to sell — which is exactly why, when one does, the transaction is quiet and the price reflects the need.

Prime Central London pricing has moved through a long adjustment since its 2014–2015 peak, and SW1 has been no exception. For dollar- and Gulf-currency buyers the combined effect of price adjustment and exchange rates has restored a level of value not seen in a decade.

In a thin market the spread between an open-market sale and a time-constrained sale widens: sellers who need certainty concede more when there are fewer proceedable buyers. That spread — measured against verified comparables — is where every SW1 opportunity on this register sits.
